What Exactly Is a Pre-Inspection?
A pre-inspection (also called a pre-listing inspection) is when a seller hires a licensed home
inspector to inspect their property BEFORE putting it on the market — rather than waiting for the
buyer to order one after an offer is accepted.
The idea is to get ahead of any issues, fix what you can, and go into the sale with full knowledge
of your home's condition. Sounds great in theory. In practice? It depends entirely on your specific
situation.
When a Pre-Inspection Can HELP Your Sale
There are real scenarios where getting a pre-inspection before listing is a smart strategic move
for Kitsap County sellers:
● It creates transparency that builds buyer confidence. When buyers know you've
already had the home inspected and have nothing to hide, it can reduce their anxiety and

■ When a Pre-Inspection Can HURT Your Sale
This is the part most people don't warn you about — and it's the reason pre-inspections aren't
always the right call:
● It increases your disclosure obligations. In Washington State, once you KNOW about
an issue with your home, you are legally required to disclose it. A pre-inspection means you
can't 'unknow' what it finds — even if it's something minor that a buyer might never have
noticed or cared about.
● It can give buyers a reason to negotiate before they're emotionally committed.
Buyers fall in love with homes first and negotiate second. If they see a list of issues before
they've even walked through the door, they may walk away — or lowball you — before
they've had a chance to fall in love.
● It may signal that you're worried about what's in the house. Some buyers interpret a
seller-provided inspection report as a red flag, not a green light. They may wonder what
you're trying to control or get ahead of.
● Every inspector sees things differently. Your pre-inspection report and a buyer's
inspector's report may flag completely different things — now you potentially have TWO lists
of issues to deal with instead of one.
The strategy always matters more than the tactic.

on an inspection, before you make a single repair, before you even decide on a list price, you
need a conversation with someone who knows this market inside and out.

Pre-inspections are a tool — not a rule. Used correctly, they can make your sale smoother,
faster, and less stressful. Used at the wrong time or in the wrong market conditions, they can add
complications you didn't need.
