Spring is here and the Kitsap County real estate market is giving us a lot to talk about. The latest data from the Northwest Multiple Listing Service is in for March 2026, and whether you're thinking about buying, selling, or just keeping an eye on the market — here's what you need to know.

Home Values Are Still Rising — Just More Steadily The median sales price for a residential home in Kitsap County hit $580,000 in March, up 1.8% from this time last year. We're not seeing the dramatic jumps of a few years ago, and honestly that's a good thing. Steady, moderate appreciation is a sign of a healthy market.

Inventory Is Still Very Low With only 1.4 months of supply and 410 active listings, we are still firmly in seller's market territory. A balanced market typically sits around 4 to 6 months of inventory — so the gap is significant. Buyers who are ready to move need to be prepared and work with someone who knows how to navigate a competitive situation.

Homes Are Taking a Bit Longer to Sell Days on market came in at 50 days this March, up from 41 days last year. This tells us that buyers are being more selective and that pricing strategy matters more than it did even a year ago. Homes are still selling at 99.8% of list price — so well-priced homes are absolutely moving. Overpriced homes? Not so much.

Condos Could Be an Opportunity for First-Time Buyers Here's something that caught my eye in this month's report — the median condo price dropped to $280,000, down from $325,000 last year. For first-time buyers who are open to condo living, especially combined with down payment assistance programs, this could be a really smart entry point into homeownership right now.
