Artificial intelligence is changing how real estate information is researched, organized, and marketed. But using
AI as a tool is very different from having AI represent a buyer or seller.
What AI Can and Cannot Do in Real Estate
AI can analyze sales data, listing information, documents, photos, and reports. It can help a real estate broker
draft marketing, compare options, and organize a transaction. However, AI cannot physically walk through a
home, detect an odor or moisture, see what is outside the camera frame, or independently verify a property's
condition.
AI can research neighborhood facts, but it cannot personally experience the traffic, local businesses, or
everyday feel of a Kitsap County community. It can also help analyze an offer, but it cannot replace the human
communication, judgment, advocacy, and accountability involved in negotiation.
In Washington, acting as a real estate broker requires a license. AI can support a knowledgeable broker, but it
cannot enter into an agency relationship or provide the licensed representation buyers and sellers rely on.
